What the city expects

League City asks for a building permit for permanent standby generators, plus electrical and plumbing sub-permits, and a survey or site plan showing the proposed location. The city also wants the specifications for the unit and the transfer switch, and approval from the electric utility. Wired prepares the submittal, pulls the permit and schedules each inspection. Plan on a few weeks from a signed proposal.

Placement and flood elevation

The city requires a generator to sit behind the front face of the house and at least three feet from a property line, with exceptions that need access gates. It may not go in a utility easement without written consent. The pad must be at or above the finished floor of the house, and in a Special Flood Hazard Area it must be at the base flood elevation plus 24 inches. We plan the pad around those numbers and your survey.

HOAs in master-planned communities

Communities like South Shore Harbour, Tuscan Lakes, Victory Lakes and Westover Park have design review and homeowners associations. Texas Property Code section 202.019 prevents an HOA from prohibiting a permanently installed standby generator, but it can regulate location and appearance and require licensed contractors. We prepare a placement drawing your HOA can review, and we recommend submitting it before the city permit.
