What Is a Home Electrical Inspection?

An electrical inspection is a licensed electrician walking your house and checking how the wiring, panel and safety devices are really doing. It is narrower than a general home inspection, and it goes deeper.

What an electrical inspection covers

A home electrical inspection looks at the whole system, from where power enters the house to the outlets you plug into every day. That includes the service and meter area, the main panel and any subpanels, grounding, visible wiring, outlets, switches, fixtures and safety devices like GFCI outlets and smoke alarms. The goal is to find anything unsafe, anything worn out and anything that will not keep up with how you use the house.

Electrician inspection vs a general home inspection

A general home inspector checks the whole house, from the roof to the plumbing, and electrical is one section of that report. When something electrical looks wrong, the report often says to have it evaluated by a licensed electrician. That is where we come in. We can test circuits, open the panel cover and trace problems in a way a general inspection is not set up to do.

Electrical inspection vs a permit inspection

People use the same words for two different things. A permit inspection is done by the city or county after permitted work, like a panel change or a rewire, to approve that one job. A home electrical inspection is an evaluation of the whole house that you schedule yourself. When we do permitted work, we pull the permit and meet the inspector, so you do not have to sort out the difference.

What Happens During an Electrical Inspection

Here is what to expect when we come out. You do not need to prepare much beyond clear access to the panel and the attic.

The panel, breakers and grounding

The panel is usually where we start. We check the brand and condition, signs of heat or rust, breakers that are the wrong size for their wire, doubled-up breakers and open spaces. We also look at the service wires, the meter area and the grounding and bonding. Some older panel brands come up often on reports, and we tell you plainly what we see in yours.

Wiring, outlets and switches

We test a sample of outlets for power, polarity and ground, and look for loose, warm or scorched devices. Where we can see wiring in the attic, garage or at the panel, we check its type and condition, including knob and tube, aluminum branch wiring and cloth-covered cable. We also look for splices outside of boxes, extension cords used as permanent wiring and other past do-it-yourself work.

GFCI, arc fault and smoke alarms

We check whether GFCI protection is in the places that need it, such as kitchens, bathrooms, the garage, laundry areas and outdoors, and whether it trips and resets. We note where arc fault protection is present. We also test the smoke alarms, check whether they are hardwired and interconnected and look at their age labels. Missing or old safety devices are some of the most common items we find, and most are simple to fix.

Outside, garage, pool and added equipment

Outdoor outlets, landscape lighting, a pool or spa, a detached garage or workshop, an EV charger and a generator all get a look if the house has them. These are common places for weather damage and for work that was added without a permit. If something needs a closer look than one visit allows, we say so instead of guessing.

Why buyers add an electrician to the inspection

Electrical problems are expensive to discover after closing, and some of them are safety problems from day one. An electrical inspection when buying a house tells you whether the panel, the wiring and the safety devices are in decent shape, and what needs attention first. It gives you something concrete to bring to your agent and the seller during your option period.

Following up on a home inspector's report

Many buyers call us because a home inspection report says to have the electrical evaluated by a licensed electrician. Send us the page of the report that mentions it, and we look at those items first. We tell you which findings are serious, which are minor and which are not really problems, and we put repairs in a written estimate.

Older homes and new construction

Older homes tend to show worn panels, ungrounded outlets, aluminum or cloth wiring and missing GFCI protection. Newer homes are not automatically fine, though. We also find loose connections, missed GFCI devices and additions done after the original build. An electrical inspection for a new house or a recent remodel can be worth it, especially before your builder warranty period ends.

Sellers can get ahead of the buyer's inspector, or respond to one. Either way, a licensed electrician's written findings help.

Before you list

An electrical inspection before selling lets you find and fix problems on your own schedule instead of under a deadline. Small items like missing GFCI outlets, dead outlets, open junction boxes and missing cover plates show up on almost every buyer's report. Fixing them ahead of time keeps the list short and keeps the conversation with buyers simple.

Repairs after the buyer's inspection

If a buyer's report flags electrical items, we can come out, look at each one and give you a written estimate. Some items need a repair, some need a permit and some turn out to be fine. A clear written answer from a licensed electrician helps both sides agree on what actually needs to be done.

Past work without a permit

Additions, garage conversions and older remodels sometimes include electrical work that was never permitted or inspected. That can come up during a sale. We can evaluate the work, tell you what it would take to bring it up to code and, when repairs are needed, handle the permit and the inspection. Knowing about it before a buyer finds it puts you in a better position to negotiate.

Electrical inspection for house insurance

Some insurance companies ask about the age of the panel, the type of wiring or specific panel brands. Every insurer has its own rules, so check with your insurer about exactly what they need and in what form. We inspect the items they ask about, tell you what we find and, if repairs are needed, give you a written estimate.

After a lightning strike, storm or flood

Houston storms can damage wiring in ways you cannot see. After a nearby lightning strike, a surge that took out appliances or water that reached outlets or the panel, have the system checked before you assume it is fine. Do not turn power back on to anything that was underwater. Call us and we will tell you what to leave off until we get there.

Before adding a generator, EV charger or remodel

A big new load or a remodel is a good reason for an inspection. We check whether the panel and service can handle a standby generator, a Level 2 EV charger, a pool or a larger AC, and whether older wiring should be replaced while walls are open. Planning it all at once usually saves a second visit.

How often should a home get an electrical inspection?

There is no single schedule that fits every house. A good rule is to have one when you buy, before a major project, after storm or water damage and any time you notice warning signs like warm outlets, flickering lights or breakers that keep tripping. Older homes benefit from being checked more often than newer ones.
